Average rent increases for multifamily homes

Hello, I have read thru biggerpockets and other real estare investing books that sfh appreciate at average rate of 3% is that the case with multifamily homes like apartments?

For example:

NOI is 10k and cap rate is 5% value would be 10,000/,05= 200,000

NOI is 15k and cap rate is 5% value would be 15,000/.05= 300,000

This is what makes multi family so amazing  a 5,000 increase in income gives you a 100,000 increase in value!
