Finding tenants in owner occupied single family home

Hello,

I closed on my new 4B 3B home 4days back in Austin, TX 78728 area and looking for tenants to rent out 3 of the 4rooms.

However I am finding it tough to find tenants since this is an owner occupied house. What can I do differently to find tenants sooner? Below is my current ad

"Hello,

I have 3 rooms available for rent in my new 4B 3B owner occupied house. Common areas are fully furnished with reclining seats, sofa bed, 55" TV etc. Game room has a 3 in 1 pool, TT and air hockey table. This home also has an extended covered patio in the backyard, 2 car parking garage, high speed internet, appliances and a security system installed.

Room1 has it's own bathroom and is downstairs (You will have your own privacy since this is the only room on the 1st floor) Rent $750. Rooms 2 and 3 share a common bath and are on the 2nd floor. Rent $650/room with an option to furnish.Utilities will be split equally by all roommates. A $500 deposit and a $45 application fee is required and tenants are subject to background check.

Strictly no smoking, drinking or pets allowed."
