Keep or Demolish Garage? Opinions Please!

This is my first post/question so I hope you all on BP can give me some help with your opinions!

My husband and I recently purchased a single family rental home that we are fixing up a little prior to renting.  The home has a garage that is not entirely desirable-- it needs a new roof and some foundation work- plus there is no way to actually park a car in it. There is really not a lot of room to park more than one car anywhere on the property, but 2 cars will fit in the driveway next to the house, it's just a little awkward.

My husband would like to demolish the garage and just have a concrete pad for parking where the garage was-- with reasons being that the garage is not usable for a car, the concrete pad would provide better parking than the driveway and renters like to fill garages with junk and then when they leave it's a mess to clean up . 

I would like to keep the garage -- with reasons being that the renter will need to store some things like a lawnmower or tools in it, it is more marketable with a garage both for rent and sale, and taking something like a garage away would devalue the property.

So BP-- what do you all think?  Keep or remove?  The cost to fix up or demolish is the same-- about $3000.

@Tiffany Roberts I would probably repair the garage. Not having a garage effects the property resale and many SFH renters except one. Charge for it. I charge $50-75 more a month for mine, remember that hones are the gold standard in renting. Only the best tenants get my SFHs. And they pay the most.
