What is your true vacancy rate??

What is your real vacancy rate? Do you go back and actually calculate it each year or just have a number in your head? I typically input 8% in the financial calculators before I purchase a property but some are better than others in real life....

My vacancy rate is effectively zero.    I rarely have vacancies and when I do I generally get a new tenant in within 7 days.
