Insuring my tenants' furnaces

Any recommendations on insurance or warranty policies that would cover individual furnace units in a 28-unit apartment building?  each unit has its own furnace and repairs could get costly and sometimes replacement is needed. My general breakdown insurance policy doesn't cover small mechanical breakdown. 

Any suggestions are greatly appreciated!

Simple when YOUR furnaces break YOU fix them . Don’t waste money on supplemental insurance .
