Using loans to buy rental duplexes

I'm looking into buying my 1st property. I want to take out a loan to buy a duplex and rent it out. I'm in the navy and I feel like it's a good rental's market around the base because of the navy. Is this a good 1st step?(I'm stationed in Norfolk, VA)

@Ace Alexander Issac Wesley I think it is a beautiful idea and have seen it done many times over and over. You will need strong property management for when you get reassigned, but that exists here. It is a strong rental market due to the military presence, great schools, and stable jobs in the area. The hardest part is going to be finding the deal because of lot of people are looking for the same thing.
