Who is mowing the lawn?

Hello ,

If you re t out a SFH with a front & backyard then who is responsible to mow the grass? Is it the tenant or landlord ?

The tenant is responsible, also include a clause that says if the yard isn’t maintained  then you hired out for a single use time and charge them plus a fee.

For SFH it’s almost always tenant (unless it is super high end type rental). Multi family it’s usually the landlord responsibility.

How many properties do you have? do you live close by the sfh?

If its a multi door property then WE the owners take care of it.. but if its single door then i have my managers write into agreement that the monthly maintenance is the responsibility of the occupying resident, pest, lawn, tree etc. but I always write in that we come by every other month to swap out the AC filter ( this allows us to see how they are treating the property) shhhhh

There's no rule, just make sure you have it laid out in your contract.  I have one SFR on with older tenants on 1+ acre where I include lawn service.  I factor it into the rent.  My other properties it's the tenants' responsibility, and it's in their contract to keep it up.

I require the tenant to handle ordinary lawn maintenance on single-family homes. On multi-family, I consider it a business expense paid by the Landlord.

It depends on what their lease says is included. On our leases, all utilities and lawn care are tenant responsibility unless the owner or a HOA say otherwise. If the latter is the case then we modify the lease to say what's included.

The tenant . I explain it to them and its a line item on the lease they sign .
