Question on application

So we are in the process of finding a tenant I have one in mind and told her all I needed to do was verify her income. Someone else has reached out that may have a better potential is it ok to scream that person as well? Or am I already committed to the first applicant. Nothing has been signed just verbally through text and email.

 It's an application fee. You can charge 10 people an application fee if you want. They all need to apply & you need all of their information before you determine which one of them is the best candidate. One person being 1st or 2nd is irrelevant. Your duty is to get the best applicant in the property, nothing more.
