Lease Options in Washington DC

I am a new investor. I am starting with wholesaling bandit signs and want to offer creative financing options, along with shopping my contract to my buyer's list, when people call me. I can't seem to find any lease option in Washington DC postings on this site. Does anyone have any experience with this in Washington DC? Is it any different from the harrowing eviction process DC owners have to go through when they need to evict tenants?

Typically you only find lease options in more depressed markets-  Given that Washington DC has a very strong real estate market wherein properties generally sell very quickly, Sellers do not resort to lease options... unless they offer that to tenants who are already in place and, therefore, not generally marketed.  I'm also very experienced with the DC Tenant (TOPA) process if you need any specific advice regarding that-  Good luck!  M.
