Eviction timing in California (Central valley)

I have 10+ SFR in Merced (central Valley California) , been in two eviction and one might be coming :( in my experience it takes up to 4 month from the time eviction starts to tenant moves out.

  1. Am I doing something wrong so this norm.
  2. Any suggestion for property manager in central valley area.

Wow! Three evictions is pretty out of the norm. If you stay on top of serving the 3 day notice and serve the unlawful detainer quick, usually the tenants leave willing so they don't have an eviction on their record. It shouldn't take more than 60 days. If you have a tenant that you know is going to do damage to the property, maybe cash for keys would be an option. That $500-$1,000 could save you $5,000 in the long run.-

Which program or website are you using to run the background and credit checks? I think that might be your biggest problem when choosing your tenants. Obviously you can't see the future of what your tenants might do, but the past (background check) tells a story.
