Best Paint for Rentals

Has anyone found a paint for there rentals that doesn’t require repainting every time a tenant leaves.  I have tested a number of brands, but maybe it’s just the inevitable that I need to repaint each time.  I was hoping for a washable surface you can just wipe down.  We call all dream can’t we.

@Kenneth Garrett - You may need a different paint sheen in order to get washable walls. Don’t bother with Flat or Eggshell, they don’t clean well. Satin or semi-Gloss would be a better choice.
