Your last post was somewhat ambiguous as well; what happens if i sell my house but the interest rates are so high that even sellling it it doesnt pay off the interest rates? No, if you have debt on 100 houses, you have to pay 100 mortgages. Rented or not. Mortgage companies are not landlords. They will foreclose on you if you fail to pay and they don't listen to sob stories or care why you can't. But don't worry. If you operate at 50% vacancy, you will begin failing at house #2. 100 won't happen;)

Yes. You have to pay the mortgage, property tax, association fees (if any) even if the property is vacant or your tenant isn't paying. Also what Jerry said.
