trouble renting one house

we have 4 houses (one is being renovated right now).

The previous tenants moved out 1.5 months ago and left it very clean. We painted ($1000) and will replace the carpet before the new tenants move in.

However, after 100 calls, 3 price reductions and over 30 visitors, no applications yet.

The house does not have a basement in a state where most houses have basements.

However, it's:
1. clean
2. similar size to other houses
3. great yard
4. has 2.5 garage
5. no dishwasher
6. some landscaping in the front from the previous renters.
7. fireplace

i am at a loss on why we are having trouble getting applicants to show up. We listed it at $1050, but have come down to $935 right now. It is the cheapest house (with and w/out a basement) in our suburb.

listing it with CL, Vflyer (which puts it on many other sites)...

Any suggestions/ideas would be greatly appreciated.

Have you tried co-operating with brokers in the area and paying them half a months rent to find a tenant? Maybe if they walked it they could point out something you are missing...

How long has it been? Seasonally I find this time a bit slower as most people try to move before school season starts.
