I hope you can share your insights with me. One bedroom unit tenant (the only tenant on the lease) has not paid rent and is hospitalized in a mental hospital, haven't come out yet. The lease will end on 6/30/3019. He did always pay rent on-time. The property manger has posted 3 days pay or quit notice. The property manager could not get in touch with the tenant. Can I evict him? But it sound very inhume to me. But from a business point of view, I have to safeguard my investment. Any thoughts? Thank you in advance

Hi!  So just my 2 cents.  I work in a hospital.    If you want to say you have tried everything to get a hold of this tenant before starting an eviction, you can contact the psychiatric hospital in your area and request to speak to a social worker or chaplain.  The hospital will not give you any details about the tenant due to HIPPA and won’t even tell you if the tenant is there but you can say that you have not been able to contact the tenant and heard he might be there.  If he is in their care, pls let his assigned social worker know he has been given a 3 days pay or quit notice and is in danger of losing his housing.  Give them a good number to call you or your property manager back.   You should hear back if the tenant is there, and the social worker will be a good liaison for you if you have no other contact for the tenant.
