Necessary Steps Once A Tenant Moves Out...

I recently received notice from my tenants of their intent to move-out within 30 days.

As background information, the property is a 5 bedroom, 4 bathroom house and approximately 3,000 SQFT. The property is only 2 years old, everything is in decent condition, however there are some scuff marks on the walls and a few walls need to be patched with spackling paste to fill smalls holes from nails, etc. In addition, in parts of the house the carpet is completely frayed and coming a part...

I would like suggestions on the standard procedures a landlord should take once a tenant moves out of a single-family home. Should the carpets always be replaced and the house be freshly painted? What other procedures do you always take once the tenant vacates?
