Lease expired - tenants refuse to move out

Hi all,

Got a sticky situation in PA that I haven't had to deal with before.  I tried searching for answers, but there are conflicting posts so here goes.  I have a tenant in one of my rentals under a 1 year lease (4/1/2018-3/31/2019).  They are now refusing to leave and said as much in a text message 2 days ago.  They said they can't find a landlord to rent to them and can't move.  It's no surprise as getting payments from them is a headache and a half - we've filled an eviction claim in court 3 times during their year lease.  Back in Feb 2019, we posted a lease termination notice on the door indicating the lease won't be renewed and they need to leave the property by 3/31/2019.  My question is do I still need to post/send another notice to quit or was that requirement satisfied by the letter we gave them back in Feb?  Some posts say a notice to quit is needed, other posts say the original letter is all that is necessary.  Any info would be appreciated.

April 1st you begin the eviction process, notice to quit follow by eviction. Study your state codes or hire a lawyer. Either way post the notice to quit first thing April 1st in the morning. Confirm that you do not collect rent for April if your codes so state. Do it right or it will take a lot longer. Do not waste even 1 day thinking about it, every day lost hesitating is money out of your pocket.

They are no longer your tennats they are illegal hold overs and need to be treated as such. Use extreme predudice in removing them asap.
