Walk property with tenant after move out

My tenant mentioned that he wants to walk the property with me when he turns in his keys tomorrow.  I was planning on taking some time to thoroughly go over the place to find anything that was broken or needed further cleaning.  

What's the standard protocol on this?  I have the move-in checklist they filled out.  It has a place for me to do the move-out inspection.  But I don't want to have to do it right there in front of the guy.  I want to take my time.

I don't have to do the move-out inspection when they hand over the keys, right?

This is in Texas and there is nothing in the lease about when a move-out inspection should occur.

On the top write "initial inspection with tenant".  Take lots of photos and encourage him to do the same, so you both protect yourselves.  He needs to hand over the keys, until he does so, he's still on the hook for the lease/rent.
