Laws on pets in california?

We are thinking of buying a property to rent. We don't mind pets and think a person with a dog may stay longer. But of course we don't like the idea of pet urine and roaming dogs.

If we advertised "pet considered" do we have to watch how we discriminate against certain animals? Things like male/female, dogs but no cats, fixed or unfixed, how well the dog is behaved etc. Do we have a right to refuse a particular animal (if advertising as above) if we feel the animal is too dominant or untrained?

Also is it legal in california to charge extra rent for a pet? Or an extra deposit in addition to 2 months rent amount as security?
