How to include fees into your lease agreement.

I would like to include fees into my lease agreement for failure to follow through on lease covenants.  What are some of the fees landlords typically include in lease agreements and how much are they for?  Also, I am curious as to the actual verbiage some of you use in your lease agreement.

Eran,

we regularly require to tenants to hold up their contract (rental agreement). Often when we find that they are in violation we send a friendly reminder of their commitments, ask them to remedy the concern and send a photo of the issue resolved. We then can follow up with an inspection (as needed). If the issue goes unresolved we officially serve them a 10 day notice to comply.  In our lease it states that if for any reason we need to serve them with a notice to comply with their lease, there is a $100 service fee.  

Here is some handy verbiage:

If for reason of non-payment of rent Owner/Manager shall give a statutory 3 Day Notice to Pay Rent or Vacate, or if Owner shall lawfully issue any other notice

permitted pursuant to RCW 59.12 et seq. or RCW 59.18 et seq., Resident agrees to pay in addition to the delinquent rent and late payment charges

provided for above, the sum of $100 for preparing and giving the notice, which shall be paid by the deadline for compliance with the Notice.

(note the RCW's are Washington State specific)
