Tenant late on payment, and requires you to fix stuff

What would you do in a case that the tenant hasn't paid the rent yet and says that you need to fix stuff I'm not talking in a situation that you're neglecting to fix stuff, I'm tallking in a situation that their paying late has nothing to do. . And they are quite new and are late every month, and last they are a month late...... so on the rate they are going...

In most states, the tenant can’t just not pay rent because something is broken. If something makes the place uninhabitable or unsafe, there are things the tenant can do to basically ‘escrow’ the rent. It varies a bit state to state, but they just can’t pay because the kitchen faucet drips.

If this is a case of the tenant being picky, you need to lay down the law. If it’s stuff that should be fixed, fix it - and let them know that they still owe rent.
