Renting Apartment-Problem with tenants Credit score

We are trying to rent an apartment in Trenton NJ. We have received an application.

There are 3 people who want to sign the lease together. But one of them has a low credit score of 520.

We are wary of this situation. What are the pros and cons of having such person signing or not signing the lease? 

Can anyone please suggest any solution or alternatives for this?
