Tenant issues/ Evictions

Hello All,

I'm looking to get into real estate investing and have been doing my research. I'm most interested in the BRRRR strategy, but I keep hearing of the horrors of having tenants. Mainly having situations where the tenant refuses to pay. My understanding is it's incredibly difficult to evict ( particularly in NJ- target market). Can anyone shed some light on this subject?
