Can landlords charge a labor rate

Does anyone know if landlords can charge a labor rate in sc for tenant repairs?

I like how you have them sign off on it ahead of time. That will help you if you ever have to defend it in court. I just prefer to hire it out. The labor costs is what it is and is not my problem if it is being charged to the security deposit, but I totally get it if you have trouble finding people to do quality work.

@Max T. in some places there is a severe labor shortage.  And the people that you do get either don't know what they are doing (which is why they are available to take on your job) or charge a ridiculous rate because of supply and demand, or both.

I have my tenants sign a document stating that I will bill them the actual labor costs of repairs, or $25/hr. if I do it myself.  I have never had it come up in court, but my argument will be that I need to charge for my time as my business is how I financially maintain my household.  Plus the written agreement shows the tenant consented to that arrangement.

I don't think so. Why would you do the work yourself if it could come out of the deposit? Do you enjoy spending your time on small repairs?

In California, there are specific guidelines in handling tenant security deposits. For your specific question in CA, copies of receipts are typically required (unless repairs costs are less than $126).

I have the same question. I live in Oregon and house hack. My tenant just moved out and I am getting the unit ready to rent out again. There were several things I had to fix that were the tenant's fault. I will charge the costs of supplies out of the deposit but can I also charge the time I spent repairing the unit? If so, how much? I was thinking the going general labor rate for a carpenter or repair man.

Can you clarify? Are you wanting the Landlord to charge the Tenant for work done by the Landlord? Work done by the Tenant?
