Sale of Property Notice

Hello - i have a rental property located in PA. I have had it for 7 years but now i am going to sell it to a private buyer. I do not need to market the property so there fortunately will not be any tenant disruption. Since i do not need to put it up and have people come through the place, when is the time i need to notify the tenants of a sale. I do not have anything specific in their current lease. I was thinking i would notify them 30 days ahead of the anticipated sale date just give them a heads up. I was just wondering if i even needed to do that or can i just notify them after the sale has gone through. I dont think that is the best way to go about it but had a general wonder. anyone else go through something like this?
