Paneling vs. Drywall in Rental Home

Hey guys! We are re-doing a bathroom in what will eventually become a rental home for us. Would you recommend paneling or drywall, and what factors need to be considered when making this choice? I’m thinking about the long-term costs and the ease of repair.

Green board sheetrock is what I'd do. Based on the ARV I'd tile, surround enclosure or one piece tub shower if possible. I've painted bead-board below the chair rail
