Installing Smart Water Meter Readers in a 4 Unit

Does anyone have any experience having smart water meters installed in a 4 unit property where currently the landlord pays the water for the entire building? Does it make sense to do this and bill back the tenants for their water to get it off the owners monthly expense? I have heard tenants will use less water when they are responsible for paying for it and it can give the owner more cash flow and value. If anyone can recommend a company to talk to about this that would be much appreciated.
