Need help after winning eviction case from court .

Hi BP! After winning the case of eviction from court, now schedule sheriff for in home eviction. Should I mention to tenants what date sheriff coming. Let them know better move out before sheriff shows up. They have time to move their stuff away? This way would be better to hire someone to help move out everything to the street. Any comments will be appreciated.

You want to warn the tenants that are not paying and have lost in court that the end is near?  I would not communicate with the tenants at this point.  Just let it play out, follow your state laws, and stay calm and focused.  Most tenants that are legally evicted already know the laws and what will happen, even if they pretend and say, "I didn't know..."

You hired the sheriff--let them do their job.
