In Virginia, not only can we require it, out state allows the landlord to purchase a landlord liability policy and make the tenant pay for it if the tenant fails to do so themselves.  Check your state landlord tenant laws to see if this is a legal option in your area.

After confirming with your local laws, if you are permitted to require it, I would also require to be added as an additional interest on the policy.  Being an additional interest would also keep you in the loop if the policy is cancelled.

You cannot treat them differently than other tenants. Therefore, if you require renters insurance from all your tenants, you can require it from those that are S8, but you can't require it only from S8 tenants.

Confirm that requiring renters insurance is legal in your area. There are a couple of places that this is not allowed.

I don’t think it’s a right direction. Even if they agree with it, they can cancel it anytime. Don’t go through all this hard work to end up with nothing in the end.

We stress how good of an idea we think it is for our tenants to have renters insurance, but in the end it is up to them whether they want the protection or not. We can't force them to get it in our area.

If they do miraculously agree to it They will just cancel it after a month. I’d let this idea go . Not sustainable research practical in this market
