Hey All,
One of my tenants complained that the new next door neighbor (not a tenant of mine or anything) smokes a lot of weed and that the smoke is getting in the house when they leave the AC on so it's been a nightmare for theme these past couple of days.

Tell them to walk over and talk to their neighbor. Seriously, tenants often seem to forget that they as adults can handle issues themselves.
Also, the AC system has no physical air exchange with the outside. As in, the refrigerant transfer from outside to inside is never exposed to air...so there is no physical way that the AC is bringing the smell in. That's not to say it isn't getting in, but it certainly isn't getting in through the AC.

HOA or no HOA? If HOA frequently there is a "noxious odors" prohibition in the declarations, which you can have the HOA enforce. If no HOA you will need to research your local laws. That being said, first they may just want to talk with them and maybe have the neighbors smoke in a different location in their property. Unfortunately we deal with that a lot in CO.

@Daniel Suarez is it a condo or sfh? If a condo, read up on the master deed / rules regs and report to HOA. If single family, I'd have the tenants call the police and complain. Either way probably going to be a fun one to deal with

Is marijuana legal in your state? Even if it isn’t, doubtful the police do anything. They’d have to witness the illegal activity, and it’s most likely just a simple possession charge. Agree with most everybody else of simply going to talk with neighbors. Most people are reasonable. Most...
Hi Daniel! I am having this same issue with a fourplex that I rent out in Philadelphia. It is part of a twin structure meaning that there is an identical mirror copy house attached to my house. The neighbors who are not my tenants smoke weed and the smells makes it's way to 3 of my 4 apartments. My tenants are not complaining loudly but they have brought it up to me.
