lease renewal

Sorry for simplicity of this question. I have rented my house out through a real estate agency paying one months rent as a fee. The first year is nearly up and the renters want to renew. I cannot find a written obligation to renew through the rental agency (paying a fee). Are rental fees typically carried on for a second year, i.e. do I have to pony up another months rent?
