When they are evicted, what should I do with their property?

Personal property issues? Do I put it in storage? Do I give them chance to get it? I don’t really want to have a violent conflict after eviction took PLACE

I order a big dumpster. I go through it and throw most of it away. I sometimes find things I want to keep for myself lol.

That is a state specific Law. In Florida you have to wait 30 days not sure about your state.

I don’t know whether the evicted tenants have the right to get their issues back? But you can give them a time to get their things back. You can tell them if they don’t come on time, you have the right to deal with the issues.

This will vary by city. I've evicted 1,000's of tenants and have seen the process go from one end to the other. One city I operate in requires you to put the dead beats items on the curb until 5pm. After 5pm you've got to come back and collect what is left & take it to the dump or you'll get a fine. Other cities come out with you to change the locks and require you to leave everything in the dead beat's apartment for up to 30 days so that they can make an appointment with you to come get it all. So what you want to do is reach out to an eviction attorney who regularly operates in that specific city's housing court and figure out what the rules are.

As mentioned above, there are state laws that are very specific in how to treat tenant's property. Here in Georgia, it's put on the curb/sidewalk area during the eviction. There is usually law enforcement on site and time is limited to accomplish this.

If you are talking about abandoned property, ie, stuff the tenants left behind when they vacated the premises, there's laws regarding dealing with that too. Just familiarize yourself with the appropriate regulations so you don't wind up in a jam. What is a pile of crap to you may become something very valuable when the ex tenant is pleading to a judge.
