What do you check with your quarterly inspections for rentals?

I am working on making a template for quarterly inspections for my rentals and want to know what are some good items to look for?

    @Chris Pierog I would not personally do quarterly inspections as that just seems like an awful lot of inspecting. You might try for twice a year. I do fall and spring checks of my stabilized units, which in my experience, has been plenty.
