Tenant Screening & Rent Collection Online Service Help

Hi,

I am looking for help finding a tenant screening and rent collection service for a duplex which I am managing myself.

I need a service that will 1) screen tenants, 2) generate California leases, documents, etc., and 3) collects rent online. 

Rental listing service is not needed.  I am willing to pay monthly for good service.

I tried researching and feel overwhelmed.  

Does anyone had experience with Cozy or Avail?  Or another service?
