Ending a lease with a m2m tenant

Hello everyone,

I would like to part ways with my tenant. They currently have a month to month lease. I was hoping to end our lease at the end of this month if possible. How much of a notice do I need to give them? What is the process I need to follow? Just want to do everything correctly! The property is in PA.
