The carpets in some of my newly acquired rental properties are filthy and stinky. My wife did a good job with the carpet cleaner, but it seems this would be a reoccurring problem. Do you all find yourselves replacing carpet frequently as tenants move in and out? Do you just clean them? Do any of you have a good southeast Michigan source for inexpensive carpet?

Get rid of the carpet. Rent a sander, slap on three coats of poly and call it done. If tenants happen to scratch it, give it a light sanding and toss on a little more poly. Will save a lot in the long run.
