Carpet with most bang for the buck?

Question

Former tenant trashed my carpet. Looking for recommendations to the most durable brand, style, type of carpet and where I can get it cheaply?

@Nathan Schloff we use flooring from Home Depot That is like $1.15 a sq ft.  For carpet it works pretty well. We are switching to LVP plank flooring in most of our units now.

Eliminate all carpet. it will make you life easier and is more pet friendly.

.68 a square foot sandy brown office carpeting at Lowe’s . Comes in 15 ft wide rolls ( no seams!) if a tenant dies in the unit you can take it out pressure wash the spot out and reinstall it .. and if A pit bull craps on the thing for a year it will  clean up and blend in with the color ! Works great  and you can do a ginormous room with the stuff for a little over a hundred bucks . Super easy ..Stretch it out . Razor knife the excess , tuck it under the trim and just tack it down .no padding needed !

More of a reason to go lvp. Carpet will trap moisture

@Nathan Schloff- we own a lot of mobile homes and single family homes with just crawl spaces so we don’t have a ton of basements, but yet. Pretty much everywhere.... kitchens, bathrooms. It works great!

I’m a flooring installer. If you want carpet in the basement try carpet tiles and buy a couple of extra boxes for replacements. They use pressure sensitive adhesive so the can be pulled up and replaced fairly easily but also stick hard at the same time. Personally I’d go with glue down lvp i most rental scenarios

I used to work for a large landlord that had units in just about every town in Texas. He decided to go with tile throughout in all of his units. It cost a dollar more per square foot than carpet (installed) but never had that "redo the floor every moveout" thing going on. Plus he didn't worry about pet urine either. Then he increased the rents about 50 a month for the upgrade.

So, if you have a 1400 foot house it will cost you about 1400 dollars more to install now but save you more money down the road.....according to him anyway. It sounds plausible to me though.

I learned a lot from that guy. He was worth 100 million last time I checked. All rent property too.

Go with vinyl plank, Don’t make it harder on the next landlord!

It will last a long time, looks nicer, easy to install yourself, and easy to clean. For 75 cents more a square foot you can’t beat it.
