Fed up Land Lords = Motivated Sellers

For lead generation I often see frustrated land lords as a possible motivated seller lead. Out of curiosity, what sort of events would cause an investor acting as a land lord to want to give up their rentals?

Did the land lord not do their due-diligence when purchasing the property or screening tenants?
