Property manager problems,

My pm, without my knowledge of approval, accepted a deposit from a tenant who wants to move in in thirty days later, leaving my rental vacant for the thirty days, no rent. PM will not take my calls and is said to not be at his office. I planing to find another pm. Am I wrong. what would you do.

 Well a few things. In the property management industry it's very common for the Property Manager to make all tenant screening and leasing decisions without your input. Very very rare for you to have any input in that. As a matter of fact if you did have input in that decision making that would be a major red flag as it would mean you are dealing with a Property Manager who isn't established. It'd be either a new firm or a part time one man show type of thing, total bush league stuff. As for the tenant not moving in for 30 days that is also completely normal. Good tenants give their previous landlords a 30 day notice. If you've got a potential tenant who isn't doing that, that is a red flag that they are going to be a problem for you.

As for your communication issues that's another story. Don't have enough information to make a determination on that. When you say that the PM won't take your calls do you mean one specific person or maybe the top manager at the Management company won't personally speak with you, but other staff members will? If that's the case that's also normal. If nobody will take your calls or emails in a timely matter that could be a problem. However looking at it from the outside I'd guesstimate a lot of the issues you are having are due to you not understanding how the business works and quickly jumping to conclusions and trying to micromanage in an unfamiliar field.
