I am considering purchasing a unit with a long time tenant. He pays the rent on time however he is wheelchair bound and has caused significant damage to the walls of the unit. What are my obligations as a new owner. Are there issues I need to worry about. Thanks

You could also fix the drywall and then measure his wheelchair to see where it will hit the wall. Install a 1x4 or 2x4 piece of wood horizontally where the chair will hit and paint it. This will keep the drywall from being damaged again.
