First small multi family deal

Thank you all BP family for all your feedback. I'm very excited. I got my two family deal cleared to close on Friday the 1st and just reviewed my CD. We are scheduled to close on 11/12.I have tenant living in one of the unit with their family. They seem very nice. However, they'r paying under market.Their lease ends on January 1, and I would like to keep them. What should my first communication with them be like, once I closed? And what should I say?  Thanks.

Think about how much work/money it's going to take to replace them.  Is it worth it for a couple hundred dollars?  All depends on how quickly you can rep[lace them.
