First Rental property

Buying your first rental property... should you start big (Triplex 3 to 4 bedroom) then work your way down or start small (Single family 3 to 4 bedroom) & work your way up. I know with an FHA loan if you start small you can't work your way up but if you start big you can work your way down if you want to a duplex, single family or buy another triplex. Is that true?

It's more about the opportunity than the property type. I would rather own a SFH in a high demand, year-over-year rent price increase market than a triplex in a so-so market. Choose the market first and then explore opportunities. Do the analysis and it will become very clear, very quickly as to which property is the right one.
