PM recommendation for new landlord please

I’m closing on my first property this month, I plan on buying a few more over the next few years. I will be self managing and I need some suggestions to make my life easier. I’ve read many articles in these forums and a PM app looks like a great tool to sign docs, collect rent (most important) and communicate with tenant. What other benefits would I get out of one. What are you using and recommend? Buildium, cozy, tenant cloud?
