BP Podcast Question regarding lease ideas

Hey all,

I listened to a BP podcast where the guest on the show covered how they had their leases structured to handle damage/maintenance requests.  He/She basically explained that they made the tenant pay the first $250 (may be a different amount) of any damage request.  So for example, if the tenant's child threw a baseball through a window, they would have to cover the first $250 of the damage.  Does anyone know which show that was or which guest that was? I wanted to relisten to it as I thought there were some great tidbits in there.
