First Rental Property

Hi everyone,

I am interested in purchasing a two unit rental property in Pottsville PA. I am working with a buyers agent to place a bid on a property. However, the selling agent has not provided the 6 months of rent payments for the property and it has been over 1 week since we made the request. 

What documents should I request before placing an offer on the property? The property has several citations from building code department and not sure if the seller has a certificate of compliance. 

Any suggestions?
