Buildium - reviews / referral discounts?

Question

Hello!

1) Any callouts on using Buildium as a platform for PM.  I have 5 units now and could use cozy.co but plan to add 20 units in 2020 and am considering buildium

2) If Buildium offers referral discounts/credits for you, would anyone like to refer me?

@Elisa Rafol -  I'm a fan of Buildium.  I'm currently leaving for Applfolio, but mainly because I'm outgrowing Buildiums platform.  It's affordable, stable and has everything you'll need to take a lot of the leg work out of property management responsibilities.

My favorite features are

1.) Online rent collection

2.) Mass Text

3.) Mass USPS Mail

4.) Ledger that tracks late fees automatically

5.) Lease signing and lease renewal

6.) Auto email notifications

Hi @Elisa Rafol,

Personally I would still use Cozy or another free landlord software option, even with 20-30 units.  Buildium is powerful and great for professional managers or larger portfolio owners that have teams but you'll pay $50+ per month.

In my opinion as a landlord, Buildium's benefit is their financial and accounting reporting capabilities.  Which is often to help PM's produce reports for landlord clients.  Self-managing landlords typically have their own accounting program (i.e. QuickBooks) that they prefer to use for more than real estate.

If you are a PM who is starting, then I would start and build with Buildium for that landlord/client element that Cozy doesn't have.

@Michael Ablan : thank you for your input and congrats on scaling as you have.   Question:  Are you implying that does not do #4, 5, or 6? Or do you just prefer AppFolio's system?

I am using Buildium on a 10 unit I just bought.  And will use it for my other 2 townhomes.  I was suggested it by Cody on the forums so if you're going to give anyone a referral give it to him. Though I'm not sure what info of his you'd need.  I like it.  Seems to scale better.
