Tenant stopped paying rent

I recently inherited a tenant on a month to month lease and has failed to pay this months rent. I’ve notified him that his rent is late and that late fees are now applied. However, I currently have his last months rent and security deposit. Should I present him with an eviction notice now or wait til next month being that I already have his last months rent?
