Renting out Unit with a Really Small Room

Hello Everyone,

I am currently working on a 2 family property (recently purchased) to get it into rentable condition (cleaning up, new floors, painting etc). After clearing out all the junk out of the first unit, I noticed that one of the bedrooms was extremely small (just barely passing MA bedroom requirements). How would I go about renting out this unit? (The 2 other bedrooms in the unit are normal sized). And would the size of this room affect my ability to rent out the unit? (Also side note it's near a cemetery but the price was too good to pass up on).

@Logan Chen not familiar with MA requirements.  Is it 10 x 10? if so I've found it to make less of a difference than you might think, a lot of parents are willing to have a child in a smaller room, especially if they are young.  Also not everyone who rents a 3 bedroom uses all three bedrooms for sleeping, sometimes it is an office or guest room where size doesn't matter as much.
