Looking to purchase Quads, any suggestions on the best markets?

Does anyone have extensive investment experience in these markets?  How do you feel about Phoenix, Boise, SLC, Denver, Austin? Thank you, I appreciate you sharing...

I'm bullish on Metro Phoenix for the following reasons:

1) population growth

2) job growth - many companies are relocating entire operations here to capitalize on low cost of living, low taxes (corporate/personal/property), and friendly business environment.

3) Low vacancy rates - rentals in 2-4 unit properties are in extremely high demand, often receiving multiple applications within days of listing. Turnovers are also less likely, as tenants want to remain in stable housing vs braving the rental market.

4) Generally landlord friendly rental state (easy evictions, no rent control)

5) All new construction is in the "luxury" space, and they aren't building any more of the small MF that was common from the 1950s-1980s. This increases demand both from a buyer and tenant perspective.

I currently have FOUR quads and a 7 unit apartment complex under contract for BP members! The market is extremely competitive, so it's crucial to work with an agent that has relationships with other listing agents and a track record of getting these deals closed.
