Merry Christmas to all BP!

I got headache recently. I bought my first single family (3b2b)in May this year in Nashville,TN and live here. I did Airbnb immediately after I bought it. My problem is I didn't check the law and didn't get the permit before I ran Airbnb. So I got letter from Nashville government to ask me to stop. Now I have to wait for a year to do airbnb again.Even though I definitely will report all the income.

Big lesson from that.

Now what I do is renting out two rooms in my house, well it is my first time to be landlord, I really prefer to do month by month rent or two or three month lease...I don't mind to share the house with other people, but I do worry if I could get well with other people for long term. So I just set up short term first. For this kind of short term lease, I don't know if I still need do screen tenants or just ask more deposit? I did talk to some applications, they don't like to be screened. But without screen, I do concern about my safety.

Does anyone has this kind of experience? and how do you do? Thanks for any advice in advance!

@Vindy Ma why wouldn't you screen.Do you want an ax murderer living with you, meth cooker, or someone that is suing there landlord for violations or have been evicted from there last 5 places. Once you let them in you have to abide by the local landlord tenant laws. I don't know how long it takes to evict in TN. Check them out.
