Washer and dryer pros and cons

From the landlord prospective,

Situation: A fourplex with no washer/dryer hookups after adding to property

Pros:

1.being able to fill vacancy faster

2. charging higher rent

3. Adding value to property

Cons:

1. Money out

I have an idea of what it means and how to add such a feature but interested in any other pros and cons and stories of anyone doing this.
